In its daily operations, many different plans, documents and publications come into play in guiding and controlling development within the Shire. These affect every form of development such as sheds in a residential area through to development of industrial workshops and shopping centres. In many cases, not just development but also a landuse is covered by various documents and policies. These allow appropriate business in certain areas and prevent unsuitable operations elsewhere.
Building Envelopes are created as part of the Planning process when a development is initially being designed. These are designated areas where development is restricted to and are designed mainly to retain vegetation on a parcel of land.Building Envelopes are mainly in place on 'Special Residential' zoned landholdings (larger residential properties approximately 4,000m2).
Properties that have these Building Envelopes are found in localities such as Leschenault, Australind and Roelands. Development is not permitted outside these areas and clearing of vegetation is only permitted with the written approval of Council.
