Building permit application: BA1 Certified
Increase of fees effective as of 1 July 2026 – 2027 Schedule of Fees & Charges
Building work for Class 1 – 10 building or incidental structure
- Application fee:
- Building Classes 1 and 10: 0.19% of estimated value of works, min fee payable $121
- Building Classes 2 – 9: 0.09% of estimated value of works, min fee payable $121
- Building Services Levy:
- Work value $45,000 or less: $61.65
- Work value over $45,000: 0.137% of estimated value of works
- Construction Training Fund Levy (payable only if value of works is more than $100,000):
- 0.2% of estimated value of works.
Note: If works are under $20,000 estimated value, the minimum fee is $182.65.
Compliance inspection for new pool – Swimming Pool Barrier Fencing (fee added to all new Building Permits for Barrier Fencing included): $312
Building permit application: BA2 Uncertified
Building work for Class 1 – 10 building or incidental structure
- Application fee:
- Building Classes 1 and 10: 0.32% of estimated value of works, min fee payable $121
- Building Services Levy:
- Minimum fee of $61.65 or 0.137% of estimated value of works over $45,000
- Construction Training Fund Levy (payable only if value of works is more than $100,000):
- 0.2% of estimated value of works.
Note: If works are under $20,000 estimated value, the minimum fee is $182.65.
Compliance inspection for new pool – Swimming Pool Barrier Fencing (fee added to all new Building Permits for Barrier Fencing included): $312
Demolition permit application: BA5
Demolition work in respect of Class 1 – 10 building or incidental structure
- Application fee:
- Building Classes 1 and 10: $121
- Building Classes 2 – 9: $121 for each storey of the building
- Building Services Levy:
- Minimum fee of $61.65 or 0.137% of estimated value of works over $45,000
- Construction Training Fund Levy (payable only if value of works is more than $100,000):
- 0.2% of estimated value of works.
Note: If works are under $20,000 estimated value, the minimum fee is $182.65.
Occupancy permit application: BA9
- Application for an Occupancy Permit for completed building (s.46): $121
- Application for an Occupancy Permit for an incomplete building (s.47): $121
- Application for modification of an Occupancy Permit for additional use of a building on a temporary basis (s.48): $121
- Application for a replacement Occupancy Permit for permanent change of the building’s use or classification (s.49): $121
- Application for an Occupancy Permit for a building in respect of which unauthorised work has been done (s.51(2)): 0.18% of the value of work incl. GST (minimum $121)
- Building Services Levy:
- Minimum fee of $123.30 or 0.274% of estimated value of works over $45,000
- Construction Training Fund Levy (payable only if value of works is more than $100,000):
- 2% of estimated value of works.
- Application to replace an Occupancy Permit for an existing building (s.52(1)): $121.
Unauthorised building works: BA13
Retrospective building approval for unauthorised building work Classes 1-10:
- Application fee:
- Building Classes 1 and 10: 0.38% value of work incl. GST (minimum $121)
- Building Classes 2 – 9: 0.18% value of work incl. GST (minimum $121)
- Building Services Levy:
- Minimum fee of $123.30 or 0.274% of estimated value of works over $45,000
- Construction Training Fund Levy (payable only if value of works is more than $100,000):
- 0.2% of estimated value of works.
Application to extend time: BA22
Application to extend time – Building or Demolition Permit (Renewal Permit): $121
Additional fees and charges
- Swimming Pool Inspection Fee on yearly rates notice (Inspection carried out every 4 years): $52
- Requested Pool Inspection Fee or Compliance Certificate (e.g. Pre-sale/purchase compliance: $111
- Pool reinspection fee for non-compliant barriers when visited more than 3 times: $150
- Compliance inspection for new pool – Swimming Pool Barrier Fencing (fee added to all new Building Permits for Barrier Fencing included): $312
- Building Plan searches: $110 for 1 permit and $10 for any additional permits.
- Building Approvals Information search: $110.
- Request for Certificate of Design Compliance (BA3) Class 1 and 10: $110 or 0.13% of value of work.
- For applicant requests for inspections out of normal hours: $163.35 per hour.
- Written Building Advice for Preliminary site information: $78.50

- Supply of Building Returns:
- $206 per financial calendar year.
