Notice of Proposed Structure Plan – Lot 401 Forrest Highway, Roelands

At the Ordinary Council Meeting held on 16 December 2025, pursuant to Schedule 2, Clause 19 of the Planning and Development (Local Planning Schemes) Regulations 2015 (Deemed Provisions), Council resolved to request further information, in the form of modification to the proposed Local Structure Plan at the above property address.

As the modifications were requested to address issues raised in submissions, Council determined advertising of the modifications was warranted. The modifications requested by Council are:

  • Reduction of density to a mixture of R2.5 and R5.
  • Ensure new developments adjoining existing lots are comparable or provided with a suitable transition.

It is Council’s intention that the design is modified to be more comparable with the existing estate by having a mixture of lots ranging from 4,000m2 (R2.5) to 2,000m2 (R5). The Applicant has not provided a modified plan consistent with the above modifications. The alternative concept layout has been prepared by the Shire as an example of one potential design that would achieve Council’s intended outcomes.

Submissions may be made on the intended outcomes of the modifications in the period ending on 23 February, 2026. Comments on the proposal may be submitted to the local government in writing on or before that day. Please click on the link below to download a submission form.
